What is Planning Permission?
Firstly, planning permission is a regulation used to guide the way towns, cities and countrysides are developed.
This includes:
- The use of land & buildings
- The appearance of buildings
- Landscaping
- Highway access
- The impact that the development with have on the environment
It is advised that you take into consideration the factors affecting planning approval before submitting your planning application.
Is Planning Permission required for SMARTBUILDs?
We advise all our clients to get planning approval for their SMATBUILDs. If your project requires planning permission and you proceed without approval, you risk receiving an enforcement notice that could force you to reverse the work. An enforcement notice will make you undo all the changes you have made. Therefore, to avoid this we encourage all our clients to get planning approval before completing any work.
How to get Planning Permission for your SMARTBUILD?
Option 1:
Contact your local planning office, they will guide you through the process and inform out of the documents required to complete your planning application.
Option 2:
At your request, we can complete the planning application. This will come at an additional cost.
In most cases, you’ll need to make a full application for planning to develop or build on land or a site.
Your application must include:
- An accurate, current site map
- Architectural drawings
- A fee (this fee will depend on site size)
In order to get your architectural drawings for your planning application, we require a design fee. This fee will be deducted from your deposit upon ordering. The design fee ranges from £1,000 to £3,000 depending on project size.
The Decision Process
Finally, a decision is normally made within 8 weeks of your application submission; however, it can take longer depending on more complex applications.
